HomeCheck Ltd ("HomeCheck", "we", "us", "our") is a company incorporated in England. We operate a mobile-first property condition inspection and reporting platform serving tenants, landlords, property managers, and insurers across the United Kingdom, Ireland and the rest of Europe.
HomeCheck Ltd is the data controller responsible for the personal data you provide to us when using our website, mobile application, or any associated services (collectively, the "Platform").

As HomeCheck operates across both Ireland, Europe and the United Kingdom, this notice is drafted to comply with EU GDPR (as implemented in Ireland via the Data Protection Act 2018) and the UK GDPR / Data Protection Act 2018.
Data We Collect
We collect only what is necessary to provide you with a verified property condition record and related services.

We do not collect special category data (health, ethnicity, biometrics, etc.) as part of our standard service. If you appear incidentally in a property video, we process that footage solely for property condition documentation purposes.
How We Use Your Data

Legal Bases for Processing
We only process your personal data when we have a valid legal basis under EU GDPR / UK GDPR.

Sharing Your Data
HomeCheck does not sell personal data. We share data only in the following circumstances:

| Insurance partners | Only where you (or your landlord, acting under a BTL policy) have explicitly connected a HomeCheck report to an insurer's claim or underwriting process — and only the verified property condition record is shared, not account credentials or payment data. |

International Transfers
HomeCheck is incorporated in England (EEA). Our primary cloud infrastructure is hosted on Microsoft Azure within European data centres. Where data is processed outside the EEA or UK - for example, by Azure services with global infrastructure - such transfers are governed by:
- EU Standard Contractual Clauses (SCCs) approved by the European Commission; and/or
- The UK International Data Transfer Agreement (IDTA) for UK-specific transfers.

How Long We Keep Your Data

When data is no longer required, we delete or irreversibly anonymise it. Anonymised, aggregated data (with no re-identification risk) may be retained indefinitely for statistical and product improvement purposes.
Your Rights
Under EU GDPR and UK GDPR, you have the following rights regarding your personal data. We will respond to all verified requests within 30 days (extendable by a further two months for complex requests, with notice).
Request a copy of the personal data we hold about you.
Ask us to correct inaccurate or incomplete data.
Request deletion of your data ("right to be forgotten"), subject to legal retention obligations.
Ask us to restrict processing while accuracy or legitimacy is disputed.
Receive your data in a structured, machine-readable format.
Object to processing based on legitimate interests or for direct marketing.
Request human review of decisions made solely by automated means that significantly affect you.
Withdraw any consent you have given at any time, without affecting prior processing.

Our mobile application does not use advertising trackers. Device identifiers are used solely for session management and crash reporting.
Children
The HomeCheck Platform is intended for adults aged 18 and over. We do not knowingly collect personal data from anyone under 18. If you believe a child has provided us with personal data, please contact us at privacy@homecheck.live and we will delete it promptly.
Changes to This Notice
We may update this Privacy Notice from time to time to reflect changes in our services, legal requirements, or best practices. When we make material changes, we will:
- Update the "Last Reviewed" date at the top of this page;
- Notify registered users by email or in-app notification at least 14 days before the change takes effect (for material changes); and
- Maintain an archive of prior versions, available on request.
Continued use of the Platform after the effective date constitutes acceptance of the updated notice.
